What Indiana Real Estate Classes do You Need to Earn Your License?

From setting your own hours to helping people find their dream homes, there are many key reasons to pursue real estate in Indiana. But of course, becoming a licensed real estate agent in Indiana is not something you can do overnight! You must take relevant real estate classes and pass the dreaded exam to earn your real estate license.

Eligibility Requirements

Before you can start taking the necessary classes, you must meet the criteria for an Indiana real estate license.

To be eligible to earn your license you must:

  • Be at least 18 years old
  • Have your high school diploma or GED

By meeting those two requirements, you are on your way to becoming a licensed agent. As a note, there are no requirements to take the real estate class, only to acquire a license. 

What classes do you need to take?

Pre-Licensing Course

First, you must complete an approved 90-hour real-estate broker pre-license course. The course must meet the requirements of the Educational Real Estate License in Indiana. This course educates you on the important topics in both the state and national sections of the exam.

There are both online and in-person course options for the pre-licensing course. Online courses are ideal for those who want to work at their own pace, while in-person Indiana real estate classes foster a collaborative group setting.

The course covers topics including:

  • Property and license law
  • Agency
  • Investments and taxes
  • Environmental issues
  • Contracts
  • Fair Housing
  • All other required topics

After completing your pre-licensing course, you must pass the Indiana real estate license exam with at least a 75%. Diligent studying and class participation will help you prepare for this exam and avoid needing to retake it. However, not passing on the first try is fairly common and nothing to be ashamed of!

Post-Licensing Course

Once you’ve passed your real estate exam, congrats! You can apply for your Indiana real estate license. But you still aren’t finished with the courses!

Within the first two years of acquiring your real estate license, you’ll need to complete the approved 30-hour post-licensing course. This course is to fulfill your continuing education requirements.

The course must adhere to the requirements of the Indiana Professional Licensing Agency. The agency outlines how many hours the course must dedicate to each topic. The required topics are:

Financing  

Real estate brokers must understand home financing so they can best serve and guide their clients. The course covers 6 hours of financing material including:

  • How to determine a credit score
  • Mortgages- types, how they work, etc
  • Building credit
  • Loan types

Real Estate Transactions

6 hours of real estate transaction education is included. The topics include:

  • Offers
  • Counteroffers
  • How closing works
  • Contracts
  • Required disclosures
  • Listing and purchasing agreements
  • Unauthorized practice of law

Marketing and Sales

Successful brokers understand sales and marketing well. Continuing education includes 10 hours of sales and marketing topics such as:

  • Generating leads
  • Networking
  • How to grow your business
  • Business planning

Negotiating

Negotiation is vital in the real estate industry. Brokers with excellent negotiation skills are extremely valuable to clients. 5 hours of continuing education are spent on negotiation. They cover the principles, phases, and factors affecting negotiation.

Fair Housing

The Fair Housing Act regulates real estate. Brokers must know these laws, which is why they must complete 1 hour of continuing education on the topic. The course will review state and federal laws, diversity, prohibited practices, and more.

Constructionreal estate classes

The construction process is something else brokers should understand. Continuing education includes 2 hours on construction topics including:

  • Building permits
  • Styles and types of buildings
  • Foundations
  • Heating and cooling
  • Building inspections
  • Sustainable building practices
  • And more!

Yearly Continuing Education

You will also need to complete an additional 12 hours of continuing education yearly after your post-licensing course. This is a license renewal requirement. However, you can select the topics you’d like to learn more about.
